Hi, my name's Keith Kreis with Charles Rutenberg Realty. Zillow uses a computer algorithm system based on public data. Zillow comes up with a value based on what other homes have sold in your neighborhood. They look at things like how large a house is, how many bedrooms you have, how many bathrooms you have. Zillow has never seen the inside of your house.
The one great thing about living in the suburbs is there's so many different style houses, they really can't give you an accurate estimate. And even Zillow acknowledges their lack of accuracy stating that in Illinois, it estimates that they are currently 10% off the final sales price of only 54.5% of all homes. That means a $400,000 house, they could be off by $40,000 or more. Don't have the value of your home based on an algorithm. Zillow even encourages you to get a professional appraisal on your house or an estimate from a licensed real estate.

What Happens Next? | Dream Home by keith
https://dreamhomebykeith.com - Congratulations, you bought your very first house, you're nervous, you're excited and you're wondering what happens next.
Well I want you to know that I'm gonna be here every step of the way, and this is Keith Kreis, I wanna really go over everything that's gonna happen, so you understand. And this is just a general outline, every transaction is different, so it's very personal, and I take it personally as well. So I wanna make sure that I'm here from A to Z. So, what happens?
Well, first thing that happens is we're gonna send this out to your lender, so the lender can call you and go over exactly what is needed for you to get approved for your loan. At the same time, we're gonna send this out to the attorney, so the attorney can review this to make sure everything is fine. The next thing we do is go get a home inspection. I recommend this on every house, we're in a house 20 minutes, half hour, whatever. But we didn't do a thorough inspection. That's what a home inspector's job is. I can help you find the inspector. There's no such thing as a perfect house, so what an inspector's there to do is find out everything that's wrong with the house. And if he comes out with a list of five or six items, at that point, we're gonna discuss it along with the attorney, and say, these are the items we would like fixed. At that point, the attorney will forward that on to the seller, and the seller's attorney. And they will discuss that.
There's basically three outcomes that can happen. They're either gonna agree to everything we asked for, they're gonna agree to some, and possibly offer you a cash settlement or they'll disagree. Once that is taken care of, and let's say that they're gonna do a few items, but they offered you $300 on the balance, and you're happy with that, we sign off on it. At that point, the contract's in full force. Then what happens? At that point, the hardest part of this transaction has already been done, and that's finding the house you want.
All we're waiting for is the lender to come and give us what is called a clear to close, which means you're ready to close. Once that happens, we will do what's called a final walk through. Before you're closing, we're gonna go to that house, and we're gonna walk through that house and make sure it looks exactly the same the day your purchase this house. And what I always recommend to everybody during the home inspection, is take a video of the house to make sure everything is exactly the same. At that point, we schedule your closing. And that's where the attorney comes in, and they'll go over all the documents.

The next step is basically to get a home inspection. What a home inspector's job is to basically find out what's wrong with a house. There's no such thing as a perfect house but what I am supposed to do and what the home inspector does is make sure that whatever needs to be addressed, we can get that taken care of before the closing.
The next step is to get an attorney. The attorney basically reviews the contract, which is a very standard contract that's used for every purchase in Northern Illinois pretty much, and they go through this and make sure that you're protected. That's what the attorney's job to do is. The next step is basically to bring your lender all the items that he's gonna need, he'll need your W-2s, pay stubs, bank statements, there are a few other things.
And finally, the seventh step is basically when we do a final walk-through. We want to make sure that this house is exactly what you purchased. Closing Costs of a Dream Home

Hi, this is Keith Kreis at Charles Rutenberg Realty. In my video series, this one's gonna be closing costs.
What are they and how they affect you? So let's say you found your dream home and this house is $200,000 and you're GOING TO purchase this FHA. FHA requires that you show at least $7000 but is there more to this?
Yes, there is. First, there's going to be lender's fees. The lender's fees are going to cover processing and underwriting. So let's just say that's $1000. Then you're going to have title charges. Title charges are gonna be around $2500. What exactly does a title company do? A title company is like an insurance policy. They're going to guarantee you that there's no liens or encumbrances on this property.
And what exactly does that mean? That means there's not a mortgage or a handyman put a lien on the property or they haven't paid their association dues so that when you purchase this house and your lender is gonna require this as well, that your property is free and clear when it comes time to purchase this house. So it's a clean sheet of paper. Next will be attorney's fees. That'll be around $500. So your initial down payment of $7000 plus lender's fees of $1000, title company fees of $2500 and attorney's fees of $500 brings you up to $11,000 already. Is there more? Yes, but it gets better.
The other fees that you're gonna include are gonna be an escrow account where you're gonna pay the property taxes and the homeowner's insurance and your interest per day. And if we bring that up to about $5000, all of a sudden, we're at $16,000. But it gets better. In Illinois, we pay taxes in arrears. So what that means is we pay property taxes in 2020 for 2019 so you're gonna be getting a tax credit.
And generally, and let's just use the assumption that the property taxes are $6000 but in the contract, we're gonna ask for 105% which is very standard in collar counties so that means we're gonna ask for a tax credit. If your property taxes are $6000 and we'll get a $6300 credit. So that comes to a credit now. So if you're at $16,000, we're down, now down to $9700. That's still more than what you initially went in for with a 3.5% down. Well, when you hire an experienced agent, there's a way of getting the seller to pay all your closing costs plus.

With the passage of the CARES act on Friday afternoon, there is finally some relief for small business owners. While the bill is 1,000+ pages there are two key provisions that we want to make sure you are aware as soon as possible. They are both SBA related and should help most small business owners.
The SBA is offering an Economic Injury Disaster Loan (EIDL). This is a $10K loan advance that will not have to be repaid as long as it is used for economic relief due to COVID-19. The SBA has streamlined the application process so it can all be done online and only takes about ten minutes.Online Application - https://covid19relief.sba.gov/#/
Many have already submitted the paper application. If this is your case and you didn’t go through the link above we recommend you re-apply through the above link as it was set up specifically for COVID-19. In addition to the $10,000 up front, you can apply for up to $2M in additional funding.
The rate of these loans will not exceed 4% and can be spread over 30 years. Currently, the only portion of this loan that will be waived or forgiven is the initial $10,000.
The second loan offering is called the Payroll Protection Program (PPP) and have a component of the loan that can be forgiven. Congress has allocated $349 billion to this loan offering. These loans are considered SBA 7(a) loans and are applied for directly through your bank or credit union.
Here is a brief synopsis of this loan program.Businesses that can apply:
Any business with 500 or fewer employees.The business does not have to be shut down completely or partially. Any business that applies is presumed to need the loan and will get it. The only underwriting standards are the company was in business on February 15, 2020 and had employees for whom it paid salaries and payroll taxes.These loans are non-recourse, meaning no personal guarantees or liens on business assets.
The maximum loan you can receive will equal 2.5 times your average “payroll costs” during the 1-year period before the loan is taken. The portion of the loan that can be forgiven is equal to the sum of the employer’s: (A) Payroll costs(B) Interest (not principal) on any business debts that were incurred prior to February 15, 2020(C) Rent(D) Utilities, including electricity, gas, water, transportation, telephone and internet access . . .
Which are incurred during the 8 week period that begins on the origination date of the 7(a) loan. Attached to this email you will find a more detailed synopsis of the PPP loans. Right now we are working on putting together a list of SBA 7(a) loan providers, but we do recommend contacting your current bank or credit union to see if they can assist. As the bill is currently written you should be able to apply for both loans without one affecting the other. -
