Well I want you to know that I'm gonna be here every step of the way, and this is Keith Kreis, I wanna really go over everything that's gonna happen, so you understand. And this is just a general outline, every transaction is different, so it's very personal, and I take it personally as well. So I wanna make sure that I'm here from A to Z. So, what happens?

Well, first thing that happens is we're gonna send this out to your lender, so the lender can call you and go over exactly what is needed for you to get approved for your loan. At the same time, we're gonna send this out to the attorney, so the attorney can review this to make sure everything is fine. The next thing we do is go get a home inspection. I recommend this on every house, we're in a house 20 minutes, half hour, whatever. But we didn't do a thorough inspection. That's what a home inspector's job is. I can help you find the inspector. There's no such thing as a perfect house, so what an inspector's there to do is find out everything that's wrong with the house. And if he comes out with a list of five or six items, at that point, we're gonna discuss it along with the attorney, and say, these are the items we would like fixed. At that point, the attorney will forward that on to the seller, and the seller's attorney. And they will discuss that.

There's basically three outcomes that can happen. They're either gonna agree to everything we asked for, they're gonna agree to some, and possibly offer you a cash settlement or they'll disagree. Once that is taken care of, and let's say that they're gonna do a few items, but they offered you $300 on the balance, and you're happy with that, we sign off on it. At that point, the contract's in full force. Then what happens? At that point, the hardest part of this transaction has already been done, and that's finding the house you want.

All we're waiting for is the lender to come and give us what is called a clear to close, which means you're ready to close. Once that happens, we will do what's called a final walk through. Before you're closing, we're gonna go to that house, and we're gonna walk through that house and make sure it looks exactly the same the day your purchase this house. And what I always recommend to everybody during the home inspection, is take a video of the house to make sure everything is exactly the same. At that point, we schedule your closing. And that's where the attorney comes in, and they'll go over all the documents.
