We explored, played, enjoyed time with the ones we love, mourned the ones we lost & got outside a TON! How the National Real-Estate News wants us to feel, What are your thoughts?
Many people still remember the sub-prime mortgage crisis of 2008 and are worried we are headed into a similar crash. The good news is that lenders learned a major lesson from that crash and have become much more stringent in their qualification criteria which has resulted in well-qualified buyers that are less likely to default on their loans. Also, according to Freddie Mac, there are currently 18% MORE people age 25-34 than there were in 2006. That is an increase of 6.6 million prospective first time homeowners!
So while some see what is happening in the market as a crash, I like to think of it as a major shift toward a more balanced housing market. It may be a bit of a bumpy road as we find that
happy medium, but at the end of the day, a market that is balanced between buyers and sellers is more beneficial for everyone involved.

What is a discount broker and why should I avoid them?
1. Discount brokers cut costs on marketing, which means less people through your house and less chance of competitive offers.
2. A full service agent's commission is directly tied to your sales price with a percentage. We make more money when YOU make more money. When inspections come back with repairs needed, a good agent is in your court and representing you but even a crummy agent is intrinsically motivated to negotiate and help you sell for the most amount possible. Discount Brokers typically have their agents on salary, they get paid either way. If I don't sell your house, I don't get paid!
3. Your agent CARES about you and wants what's best for you. Discounted commission, discounted service. I've tried showing and selling these homes, you can't reach a human on the other end! When the buyer's agent has questions about the home or how we can put together an offer that both parties will be happy with... There's no one answering the phone representing you. If someone does answer the phone, they're in a call center and know nothing about you or your home. The amount of money you save on commission is more than lost in negotiations.
For most people, buying or selling a home is the most expensive transaction they'll ever do. Don't trust a discounted service with such a fiscally important sale. Make sure you work with someone who has a proven track record and will net you more in the end. Reach out if you're thinking about making a move this year!
