What is a discount broker and why should I avoid them?

1. Discount brokers cut costs on marketing, which means less people through your house and less chance of competitive offers.

2. A full service agent's commission is directly tied to your sales price with a percentage. We make more money when YOU make more money. When inspections come back with repairs needed, a good agent is in your court and representing you but even a crummy agent is intrinsically motivated to negotiate and help you sell for the most amount possible. Discount Brokers typically have their agents on salary, they get paid either way. If I don't sell your house, I don't get paid!

3. Your agent CARES about you and wants what's best for you. Discounted commission, discounted service. I've tried showing and selling these homes, you can't reach a human on the other end! When the buyer's agent has questions about the home or how we can put together an offer that both parties will be happy with... There's no one answering the phone representing you. If someone does answer the phone, they're in a call center and know nothing about you or your home. The amount of money you save on commission is more than lost in negotiations.

For most people, buying or selling a home is the most expensive transaction they'll ever do. Don't trust a discounted service with such a fiscally important sale.
