How to Find a New Place to Live – Miyagi Mornings Epi-161

I recently did an episode on strategic relocation where I focused mostly on picking a state to relocate to in the US. That is really "stage one" in a multi part process. Here is an email I received today, I receive many emails like this and they are all but impossible to answer directly, it said,

"My wife and I listen to your podcast. We live in Atlanta and are looking to escape climbing property taxes and Georgia corruption. What is a nice area to move to in Texas that won't break the bank."

I read that and think, my God Texas is like its own country and I don't mean that in an ego driven way. Yea Texas nationalism is a thing, yea we fly the Texas flag here on the same level as the American one, etc. It is all true but I do not mean it that way, I am being totally honest.

I mean it like this, the East Texas pines and much of the culture of those that live in say the Lufkin Area is as different from someone living in Fort Worth as say Pennsylvania vs. Georgia. Yea we are all Texas, that bent is in us, but man, different. We have different climates, different economies even. The Plano, Richardson, Frisco area of DFW will give places like LA a run for their money on well money. You won't find people shitting in streets but you will find plenty of "trophy wives" that literally shop for a living, very expensive houses and more than a few Lambos driving around.

Go west just 35 miles to the Fort Worth side of the DFW (Dallas - Fort Worth) metroplex and it is totally different. If you are wealthy and live out this way you likely have a few acres and would choose a tricked out Truck over a Lambo any day. Austin is full of hippies and way to much wokeness for me, but just outside Austin you have the Heart and soul of Texas.

And we do something else weird too, ask me where I live, I will say Fort Worth, I don't but I know you won't know what the hell "Azle" is, she might be a nice lady but you can't point to her on a map. Most people you talk to will say I live in Fort Worth, Dallas, Austin, etc but don't. If you live anywhere new a major city you just tell folks that, rather than explain where say Round Rock is.

So how can I answer "where is a nice place in Texas to live" it is like answering "where is a nice place in the US to live"? Do you like desert climates, costal, pine forests, hill country, grasslands, we literally have all of it. Huge lakes, an amazing river system, got that too.

And I know this also at least to a degree applies to many other states. I have lived in Florida and vacation there a lot. It isn't exactly the same but man there is a difference in say Jacksonville, Fort Meyers and Miami. The other state I have spent a lot of time in is Tennessee, have to say, also big difference in North East TN, Central, South Central and South West.

So today let's look more at once you have picked a state, treating it like a country and then figuring out what works best inside those borders for you.
