Is San Diego real estate over-valued? + Market Update

Short answer, no. It would be over-valued if it were 3x from here at this point in time, but as it stands, in my opinion, San Diego is the best place on Earth to live. I've seen lots of places (not all but a lot) and I have never wanted to live anywhere except San Diego. We will look back in 10, 20, 30 years from now and see how obvious it was. This place is amazing and there is nothing like it. Barcelona, Spain, which they say is the closest thing to San Diego, is a place I've visited 4 times and while its AWESOME, still no way I'd want to live there vs. San Diego.
