Hagerstown 4 unit building - passive income

Back in Hagerstown searching for the right building for this investor. It is fully rented out and has a big detached garage that is also rented separately.
After reviewing the leases & profit/loss statements we put an offer together and submitted it to the listing agent.
We were unsuccessful on this one but the key to a great investment is not over paying! If the numbers don’t work, you have to walk away.
