Warranty update for 2022, what do you need to know?

Traditionally we hear from Building Owners that they are:
· Frustrated because roofs haven’t lasted as long as the warranty,
· Worried the warranty doesn’t cover building damage caused by roof leaks,
· Concerend to find out they were responsible for maintenance or their warranty is voided.

But now Contractors Long-Term Warranties provide a new area of concern. The current #supplychain issues are causing consideration for product substitutions. But some substitutions may result in a roof system that does not meet the required fire or wind resistance requirements.

What could go wrong? In 1953 the GM Plant in Livonia Michigan burned to the ground in less than an hour. In that case using old roof technology on a modern building resulted in unintended consequences. The impacts of the roof assembly were not “thought through”.

It’s important to properly consider how product substitutions may impact the fire performance of the roof and building over the long term. A “20-Year Contractors Warranty” does not give that assurance.
