I’m Ryosuke Fuse from I International Co., Ltd., joined the Overseas Dept. as a new chief manager and as a successor of our former general manager, Yoshida, since July 1.
It's a pleasure doing business with you.
I would like to take this opportunity to briefly introduce myself. I have been working for foreign investors over 10 years in Tokyo by dealing with investments of luxury condominiums, and leasing those to foreign executives with offering property management.
Our Overseas Department was launched in December 2020, and the basement of structures were created by Yoshida, then I’m going to proceed actual deals with properties provided by our Global Partners.
There are over 80 properties’ information from our 24 Global Partners at this stage.
I would like to express my sincere appreciation to you for your continued support.
We are currently working to our aim to establish the network with 50 Global Partners until the end of this year. One of our goals is making over 100 Global Partners within a few years, which is also the ambition of our CEO, Ishido.
As my mission, I do make successful deals between you and investors near future, and form schemes of making local bank account and wiring amount, clarifying local tax situation, calculating rental yield, PM fee etc. for Japanese investors by the end of Jan 2022.
For success of deals, I gather information of details, actual yield, vacant term, capital gain, tax and mortgage from each Global Partner, and investigate it since most Japanese investors are meticulous and tend to consider not only capital gain but also yield.
Regarding general communication, my assistant, Takenaka, will be in charge of exchanging information between you and us. In terms of Global Partners’ location, we would like to announce that our policy has been changed since this July to enhance and expand our connection and benefits.
The previous policy was one Global Partner in a country, however, more than one Global Partner will be available in a country depends on regions, provinces, states, etc.
We would appreciate your understanding, and of course, this change won’t cause any inconvenience to you.
In addition, for attracting customers more, we are now proceeding renewing and updating our official web site, owned media and SNS, which will be completed by the end of September.
Investment information from Global Partners will be input and advertised as “Recommended by I-International” on it. We will inform you when it is finished, and hope it brings delightful results to both of us. I aim to make the first contract of overseas investment next spring and continue to do our best to develop mutual-beneficial business relationship by success of deals.
