Summarizing the pros and cons of a fixer house as perceived by my buyers and by me.

This home needs some work, but the 1+ acre of land is sub-dividable.

The house could be made beautiful by removing a few walls as well as a portion of the ceiling to create a cathedral ceiling with skylights that opens and lights the space up.

As asbestos is present in the walls and ceiling, the buyer's budget would need to include the expense for abatement.

Consider expanding the bathroom OR dividing the bathroom into 2 bathrooms.

Finish the space off by updating the kitchen - including a dishwasher. 😉

Likelihood is the buyer could build another 2 homes on the parcel.

Ultimately, there's more upside to this property than there are cons, depending on acquisition cost, cost to update/build-out AND what the market would likely bear.
