If you're a landlord, I bet you wish you could be having
a vacation because your tenants are taking vacations, having a good time getting money from the government and not paying you.

Happening to many, many, many of my clients, hundreds of them
tonight I'm going to talk to you about what they call ERAP (Emergency Rent Assistance Program) and if you're one of my clients, you should have already received from my office.

And if you haven't, please call us and we'll send you the two page information sheet with the links. And this is a program that enables you to get up to a years rent back rent and three months going forward rent that doesn't have to be paid back.

So if you're doing a non-payment case with me, almost certainly you've gotten this. But what if you're doing a holdover, right?

Well, unless you are trying to sell your house, you need them out for that reason. And you want to get that apartment for yourself or they're actually not even tenants. There may be squatters.You bought a house and you can't get into your house.

I'm telling my clients at this point in time to go ahead and apply for the ERAP. Why, you may ask if I want to get someone out, would I apply for ERAP?

Because you're owed a ton of money and God knows when they're actually going to hear your case. And God knows when these people are going to be out. if you can, let's say you have $2,000 a month rent.
So that's twelve months, $24,000 plus three months going ahead, you're up to $30,000.

That's a big chunk of change.

If the tenant and you apply for the ERAP and the tenant is denied. Well, guess what. You're going to be able to go ahead because the tenant couldn't get it. The tenant couldn't get it.
Let's say the tenant does get the... Technically you get the money,
but they word it like the tenants getting the money.

But don't worry, you get the money. So you picked up $30,000 so you can't bring your holdover for a year, Big Deal. If the tenant doesn't pay the very next rent, we can start a non-payment case. Then the tenant is going to have no excuse, no excuse. You can get back in.
