🤔 Why Didn't Your House Sell ? 🏡
In most cases, even in a strong Seller's Market, there's waaaay more to selling than simply putting the house up for sale and plugging in a "For Sale" sign.
It's, always, about the marketing with rare exceptions - the most common being:
1) List Price - because we can't sell a property for more than what a Buyer is willing to pay AND - in addition, if the Buyer needs a loan, then the lender won't lend over the appraised value.
Get that list price dialed-in BEFORE hitting the market.
2) NOT Showing Well - being the home/grounds are cluttered, the home has deferred maintenance issues, etc.
IF it's a clutter issue - clean the place up or hire someone to do it BEFORE coming on the market - so the video and pictures will look awesome.
IF it's deferred maintenance, lets have a conversation before coming on the market. In most cases, I can work that out for my clients.
Rare exceptions aside, it's the marketing. 😉
