Property Developer vs. Building Contractor: What's the Difference?

In this video, we explore the key differences between a property developer and a building contractor.

A property developer is the one who buys land or real estate, builds on it, and then resells or rents it for profit. Developers focus on the financial and business side of construction, from buying and subdividing land to managing the overall project. For example, companies like Lennar build and sell homes or commercial properties, earning profits from the development process.

On the other hand, a building contractor is the company or individual that does the physical work. They are responsible for turning the developer's plans into reality. A general contractor (GC) handles the entire construction process, hiring and overseeing subcontractors (like electricians, plumbers, and framers) to build the property according to the developer’s plans.

Some property developers may also act as general contractors, but typically these are two separate roles. Developers manage the financial and strategic aspects, while contractors manage the actual construction.
