My Exclusive Deal The Crazy Real Estate Twist!

All right the day is upon us I have an example It's the craziest example ever So this new buyer representation broker compensation that everybody needed a lawsuit and everybody has to have a signature before they can show a house Well guess what I negotiated an exclusive deal with somebody that I was going to get paid 2 percent I think it was like 2 1 5 in this scenario actually So I was going to get paid 2 1 5 percent They were to exclusively use me if they bought any house in this county that I was going to be the one to get paid Well I was in a meeting with somebody else and I pulled we were doing a Zoom call and I had a screen share and I pulled up as an example of what this client had bought with me last and lo and behold he owns a new house He bought it a couple of weeks ago That means he closed a couple of weeks ago That means he put it in escrow 4 5 6 weeks ago And I'm looking at him and I think oh my gosh I put in offers that weekend Oh my gosh I put in I showed him 12 houses that weekend Right I did all of my parts I even won him a house and he canceled that escrow He didn't tell me about the other one And when I approached him he said man I wouldn't have got that deal If it weren't for me approaching that listing agent and playing on her greed right So I'm like you know what This is a greedy situation I'm going to ask my broker can I sue this guy So I go and I ask my broker and my broker says you can but we're not going to get involved So moral of the story that buyer representation broker conversation all the teeth are to us No teeth to you Enter as many of them as you want nobody can sue you because they won't Because who wants to be the guy that says hey I did this and this and this and obviously I guess I didn't do it good enough because they went and bought a house with somebody else
