Let’s discuss a few main factors that have created a shortage in the housing market:

The cost of materials and labor have made it more expensive to build.
Labor shortages in the construction industry have slowed things down.
Inflation makes the prices of homes appreciate faster.
Higher interest rates over the past few years have created larger mortgage payments, pricing out buyers.
On a similar note, because rates have been higher, homebuyers who are locked into mortgages rates below 5% have largely been hesitant to sell.
The new construction industry has never fully recovered from its slowdown after the Great Recession.
And those are just a few reasons, but at the end of the day, a housing shortage comes down to an imbalance of supply and demand.
Just as there’s not one main reason for the housing shortage, it’s important to note that there’s also not one sweeping solution. Factors like declining interest rates are likely to help bridge the gap, but that alone won’t solve the crisis at hand.
And as I always like to say, there’s not just one housing market… although the housing shortage does span across the entire country, certain markets are going to be more heavily affected than others.
According to the US Department of Housing & Urban Development, new construction building permits are on the rise, signaling more homes will be built in the spring this year. More homes being built is a great start to beginning to bridge the gap between supply and demand.
For real estate investors, it’s a smart time to buy rental properties, as long as you are buying in the right markets where there is a demand for rentals. Renting is a way that many individuals and families can afford housing while prices are high. The number one thing you can do is to offer affordable, fair, and safe housing to those who rent.
