When talking to motivated sellers, the words you use can make or break the deal. In this video, I reveal a crucial mistake many investors make: asking to "take over the mortgage." Instead, there's a much more effective way to phrase it that positions you as helping the seller, not the other way around.

Here’s what you should say:
Instead of asking, "Can I take over your mortgage payments?" say, "If I can make your monthly payments for you month after month, would that work for you?" This subtle shift in language can drastically improve your chances of closing the deal because it puts you in the position of providing a solution, not requesting a favor.
