Wenn man Eigentum vermieten möchte, gibt es einiges zu beachten.
Es ist nicht damit getan, eine Anzeige aufzusetzen, sich den sympathischsten Mieter auszusuchen und dann habe ich „passives“ Einkommen.

Immer wieder mache ich die Erfahrung, daß es einen Faktor gibt, der einer erfolgreichen Vermietung enorm im Wege steht: Unsere Nachsichtigkeit.
Auch bei uns selbst macht sie sich immer wieder breit!

Nachsichtigkeit macht sich unterschiedlich bemerkbar:
Du nimmst tatsächlich den sympathischen Mieter ohne genau auf seine Bonität zu achten.
Oder:
Dein Mieter kommt mit jeder Kleinigkeit zu Dir, und Du kümmerst Dich sofort.
Oder:
Du hast ein komisches Bauchgefühl, sagst Dir aber: „Jetzt habe ich schon zugesagt“
Oder:
Viele unserer Klienten kommen mit der Idee zu uns, daß sie ja erst einmal ordentlich renovieren müssen, bevor die „Wohnung vermietet werden kann“.

Aber: Wo fängt „ordentlich renovieren“ an und wo hört es auf?

In einem unserer letzten Telefonate haben wir gehört, daß derjenige € 130.000 Euro in sein Haus (Baujahr 1955, sehr ländliche Gegend) gesteckt hat und jetzt vermieten möchte.
Verständlicherweise hat er jetzt Bedenken, einen geeigneten Mieter zu finden, der sein „Eigentum“ auch pfleglich behandelt.

Da kommen wir zu zwei Problemen:
Wie lange dauert es, bis Du Dein vermeintliches Investment (130.000,00 Euro) wieder drin hast?
Denn Du steckst Liquidität in Deine Immobilie!
Wenn Du davon genügend hast - o.k. - aber viele haben es eben nicht, sondern nehmen sich sogar noch einen Kredit auf, ohne zu wissen, ob es sich rentieren wird.

2. Deine emotionale Bindung zu der Immobilie:
Du steckst viel Herzblut in Deine Renovierung, damit Deine zukünftigen Mieter es richtig schön haben.
Du kannst damit Glück haben - oder eben auch nicht!!
Werden es Dir Deine Mieter danken?

Als Vermieter ist es wichtig eine gute Menschenkenntnis zu haben - noch viel wichtiger ist es aber die Bonität richtig zu lesen.

Beides kannst Du tatsächlich lernen.

If you want to rent property, there are a few things to consider.
It is not enough to set up an ad, choose the most likeable tenant and then I have passive "income".

Again and again I experience that there is one factor that stands in the way of a successful rental: our tolerance.
Even with us she spreads herself again and again!

Indulgence has different effects:
You actually take the likeable tenant without paying close attention to his credit rating.
Or:
Your tenant comes to you with every little thing, and you take care of it immediately.
Or:
You have a strange gut feeling, but tell yourself: "Now I have already agreed"
Or:
Many of our clients come to us with the idea that they first have to renovate properly before the apartment can be rented".

But: Where does it start and where does it end?

In one of our last phone calls we have heard that he has put € 130,000 euros in his house (built in 1955, very rural area) and now wants to rent.
Understandably, he now has concerns about finding a suitable tenant who also treats his property with care.

There are two problems:
How long does it take until you have your alleged investment (130,000.00 euros) back in?
Because you put liquidity into your property!
If you have enough of it - ok - but many do not have it, but even take a loan without knowing whether it will pay off.

Your emotional attachment to the property:
You put a lot of heart and soul into your renovation, so that your future tenants have it really nice.
You can be lucky - or not!!
Will your tenants thank you?

As a landlord it is important to have a good knowledge of human nature - but even more important is the creditworthiness to read correctly.
