Why San Francisco's VACANT HOME TAX Is Missing the Point
San Francisco's latest move to tackle its homelessness crisis is facing staunch opposition from landlords and real estate developers. City officials aim to enforce a vacant home tax, essentially penalizing property owners for not filling empty units. The intention is to press these vacant units into service to alleviate homelessness. However, landlords argue that these units are empty not by choice, but due to bureaucratic red tape that hinders the completion of construction and permitting processes. What the city paints as a straightforward solution, landlords see as another layer of unnecessary financial burden on top of already cumbersome regulations.
Meanwhile, the idea that vacant units could serve as a panacea for homelessness is questionable at best. City officials point to the thousands of vacant units as potential homes for the homeless, but this disregards the root issues like mental health and other barriers that prevent stable housing for this population. Property owners are already navigating a financial maze, including impending tax hikes and a shrinking tax base, as people and businesses flee the city's increasing cost of living. Yet, amid all these challenges, the city is pushing forward with a law that seems more aimed at scapegoating landlords than solving the homelessness problem.
