In a recent conversation, the difference between using Google and YouTube for learning was discussed, with YouTube being favored for active learning. The conversation then turned to an interview with Victor Bell, a successful real estate investor with a unique background.
Victor shared a bizarre and humorous story about acquiring property from an older woman who had a dog that continuously humped his leg while she talked about her divorce. Despite the awkwardness, Victor was able to acquire the property and began his journey in real estate investing.
Victor's background was not a typical one for a real estate investor, as he had a difficult childhood, was kicked out of high school, and got into trouble with the law. However, he stumbled upon a real estate book while on probation and became intrigued. He continued to educate himself by attending seminars and paying for courses.
Early in his real estate career, Victor partnered with two other investors and purchased a portfolio of properties worth $1.2 million. He learned from this experience and began to explore different investment strategies, eventually settling on subject two deals and creative financing for residential properties, as well as raising money to buy multifamily properties.
Victor emphasized the importance of finding a strategy that fits your personality and preferences. He did not enjoy working on fixer-upper properties and preferred buying single-family houses that were in good condition. He evaluated potential deals by looking for properties in desirable areas with good resale potential.
After moving to Hawaii, Victor continued to invest in real estate and plans to set up a fund focused on acquiring multifamily properties. He aims to acquire 4000 units over the next decade and emphasized the importance of having a clear investment strategy and saying "no" to certain investments or investors that do not fit within the fund's parameters.
Victor's journey in real estate investing may not have been typical, but it serves as a reminder that anyone can learn and succeed in this industry with the right mindset and education.
