How to Get Access to quality real estate mentorship when you don't know anyone

Eric Coulombe is a young and ambitious real estate entrepreneur who has been in the business since 2018. He started with wholesaling, a strategy where he would find undervalued properties and sell them on to other investors for a fee. He has faced several challenges in his journey, including a particularly difficult experience with a single-family home that had been listed for sale for five months. Despite agreeing on the condition of the property with the buyer, the condition turned out to be worse than expected on closing day. Eric felt responsible and ended up buying the buyer a dumpster rental. Unfortunately, a few days later, he received a call from the fire department that the house had burned down. He informed the new owner, who was upset because he had just made an insurance claim.

Eric is also a speaker who shares his experiences and insights in real estate investment. He highlights a unique deal that he was able to make, which allowed him to pay for the legal fees to close a property without putting any money down. This was possible due to the last month's rent from the tenants being more than the legal fees, and he had a 20% vendor takeback from the seller, who held a second mortgage. The first mortgage was held by a financial institution and was a commercial mortgage, with the lender evaluating the property's debt service ratio.

Growing up without a male role model after his father's passing, Eric found guidance through reading books, listening to podcasts, and seeking education from successful people. He has set a $5,000 monthly financial freedom goal, which he is six months away from achieving. After reaching financial freedom, Eric plans to continue growing his businesses, which include a tenant placement service company, wholesaling, and his rental portfolio. Currently, he favors wholesaling because it offers the quickest return on investment.

In the future, Eric's goals include expanding his businesses, particularly his wholesaling and leasing company, and pursuing his value-add project with a six-plex apartment building. He is a driven and motivated individual who strives to achieve his goals and become a successful real estate entrepreneur.
