Be more hands-on when dealing with contractors. Check on the status of your projects personally as sometimes, the contractors are only telling you what you want to hear and keep the problems that arise to themselves.
Mistakes and mishaps are common in real estate. Don’t let it get you down. Don’t give up, try to think what you could have done differently so you can succeed on your next attempt.
Doing research, listening to podcasts, consulting people who are successful in real estate are some of the few things you can do to learn more on what you need to do and what you can’t do.
It is very important to find subcontractors and tradespeople that align with your values and your vision. You might cycle through a lot of them before you find the right one, but when you do, the job will get easier and smoother.
The best subcontractors for you might not always be the cheapest option but paying the extra for someone you know you can trust is going to be worth it.
Try to relate something you are passionate about with what you are doing for a living. This can be a source of motivation for you and will make the job easier and more fun.
Having a wide range of people in your network is a good way to find different investment opportunities in or outside the country.
Research and study closely how the real estate market in the area you’re investing in is doing. Look at how the market is trending so you know what kind of investments are good.
Cash flow is king. Try to prioritize cash flow as much as possible in your investments. Adding more value to the property will only mean that you’ll get more cash flow.
Keep your options open. Don’t limit yourself from investing in other countries. Try to research as much as you can on a deal even if it is outside the country and if the deal looks good, go for it.
