Joe Silzell presents a budget-friendly real estate marketing strategy that leverages Facebook groups and Marketplace. The first step is to join 5-10 local Facebook groups every day for a few weeks to maximize the reach.

Joe suggests focusing on bigger groups related to buy, sell, trade, and classifieds. To overcome moderation and competition challenges, Joe suggests reaching out to the group's admin and moderators to learn the rules, see if they would sell the admin position, and gain the benefits of muting or restricting other real estate agents' posts. In some cases, this may require a personal meeting and money exchange, but Joe provides tips to handle the transaction correctly and obtain the original admin position.

Whether or not you have an admin position you simply post in the groups every day : "Post how much you are paying for rent and I can tell you how much house you can afford!" Great way to get free buyer leads.

Joe suggests using polls in the groups to attract sellers. The poll would ask the seller's intentions for their house, such as if they have considered selling or if they want to know the value.

Joe has had success with this strategy, having received at least one listing appointment in 4 out of 5 poll posts. A great way to generate free seller leads for real estate agents.

Share listings from other brokers with permission and posting them on Marketplace or Facebook groups to increase exposure and gain new buyers. By doing so, Joe has already picked up three new buyers just by posting to the Marketplace. The author notes that posting to the Marketplace is advantageous because Facebook will show it to more people. The author also highlights their past success with for-sale-by-owner listings and sharing them to attract business.
