Geographic Farming Tactics to Attract More Buyers and Sellers to Your Real Estate Business

In this interview, the Ryan Smith with LaunchYourFarm.com discussed his approach to geographic farming called CPR (Community Positioning and Relationships). He explains that it is a different approach than traditional geographic farming which focuses on self promotion. To be successful with CPR, he suggests focusing on the community first, positioning yourself as an ambassador and expert in the area, prospecting correctly using the Scope Method to add value to people's lives, and educating them about what you do. He also recommends promoting other people in order to promote yourself through community interviews and utilizing online communities such as Facebook groups for connecting with people in your farm area. Lastly, he suggests creating four different types of Facebook groups: one specifically focused on the neighborhood you are serving; one real estate specific group; a personal interest group related to something you enjoy; and a things-to-do group showcasing events happening in your locality.

When it comes to geographic farming, there are a few common mistakes that people make. The first is thinking that farming is only postcards and door knocking when in reality it's much more than that. It's important to budget not just financially but also with time and energy as well in order to have a successful farm. People should find strategies they can stick with even if they have to get uncomfortable, and be prepared for the long game- it usually takes 2-3 months before seeing results. Lastly, focus on the community rather than self promotion in order to build trust within the community. As far as timing goes, budgeting will depend on how much money you have available and what your goals are; generally speaking you should expect spending 50 cents - $1 per door per month unless going for a more time heavy approach which may cost nothing at all.

Farming real estate can take a long time to become successful, but with the right strategies and commitment it is possible. It usually takes between two to six months to start seeing results from farming activities, although some people have seen success in as little as one month. To get started in this business, it’s best to focus on building relationships and getting people to reach out rather than just sending postcards or doing marketing activities that are more self-promotional. There are also many different ways of getting involved in the community that don't require much money or time such as running a garage sale, hosting events with sponsorships or partnering with other businesses for giveaways.
