While our business has done very well with multifamily, we’ve added to our business through net lease. Like multifamily, net lease is a passive real estate investment that can provide great cash flow. The main difference is that net lease deals typically have little to no managerial responsibilities, they have corporate, or franchise guarantees on the tenant, and depreciation on the real estate if you are the owner. The monthly cash flow net lease provides makes things very predictable, however the key is understanding how to select the right asset, the right tenant, and understanding how the lease works. Andrew Ziffer is a pro at knowing how to buy, acquire, and manage these assets, and here, he shares his experience and insights.

After spending 20 years as an IT professional, Andrew decided to reinvent himself and his career by diving into the world of real estate. He now owns and manages his own properties, including multifamily and triple net commercial leases. Andrew also serves on the board of the Georgia Real Estate Investors Association. Today, he brings together buyers, sellers, landlords, and tenants as the managing partner of net lease holdings at Greenleaf Management in Atlanta.
