Is wholesaling real estate as easy as people make it sound?
Good question.
There is nothing magical about wholesaling real estate. It is a job that takes a lot of work. If you sell cars, wholesale houses, sell insurance, any sort of sales job it takes work.
To be successful as a wholesaler you must develop a thick skin since many sellers will be upset and insulted when you deliver your lowball offer. If you are the type of person that likes to negotiate hard and also is comfortable with people that have problems offering to buy their asset for less than market value, then you will do well.
It takes a lot of work to be a good wholesaler just like it does to be a good real estate agent or car salesman. You have to spend the time on the phone and negotiating all the time to get a deal.
However, for the right person, it is a lot of fun to be a real estate wholesaler but you should not go into it thinking that it is as easy as people make it sound where in 30 days you make a 5,000 assignment fee or more.

I don't get involved with deals where someone takes a deal and sends it out to 5 or 10 or 100 other investors or emails it out to their buyer list. I just don’t like working that way since it often is a waste of time for everyone. I propose sending your deal to me first and give my office or me 24 hours to answer you.
