The Millennium Tower
This residential tower was completed in 2009 and now stands as the 6th tallest building in San Francisco. With a total cost of $350 million, the construction process went smoothly. Residents of the Millenium Tower found out that it was sinking & leaning in 2016. They had spent up to $13 million on their units. The tower was built in a location with soft soil and not bedrock, which meant it didn't have the strength needed to support the heavy building.
The Millennium Tower had sunk 40 centimeters or 16 inches only 7 years after it opened. The building was leaning 15 centimeters at the top. Lawyers started filing suits as soon as this information got out.
The City of San Francisco and a neighboring homeowner's association filed a lawsuit against the team that was responsible for building the Transbay Transit Center. It appeared that the problem stemmed from construction occurring on different properties belonging to different groups of developers. They blamed another company who was involved in building the transit center, but it turned out that this wasn't what caused it after all.
September 2018, a number of residents reported hearing cracking and creaking sounds. A loud popping sound was heard in the middle of the night on a 36th floor. It's easy to guess that it was the broken window found in a corner unit impling deeper structural issues.
Eventually, the lawsuits were consolidated and a settlement was issued to fix the problem. The solution? Engineers set down a $100 million dollar plan to drill into bedrock on the north and west sides of the tower. The plan was to install over 50 new piles that would reach up to 70 meters down to the bedrock, stabilizing the towers. Recent construction has had to be slowed or stopped because of construction related issues. Hopefully this construction will be completed eventually and it'll provide stability for some time. As part of our monitoring process, it was observed that the tower had sunk additionally and the tilt had increased. The problem is currently being investigated before work resumes.
