What is better to have 100 houses or one multifamily with 100 units?

Good question.

This sort of question can’t really be answered without knowing a lot more. But let’s imagine that they all have the same value. Let’s say the 100 houses are each worth 200,000 and the total value is 20,000,000.

Let’s also assume the apartment community is worth 20,000,000. In this example you would do better with one apartment community. It would be much easier to control, repair and manage a large multifamily community.

Keeping track of 100 houses is expensive and time consuming. Also, on a most basic level can’t generate as much income as owning an asset (a larger multifamily community) that is designed to generate more income.
