Good question.

No, that does not sound good as a first investment. There are so many things wrong with this but let me start with several mistakes you are making:

Don’t self manage a multifamily investment. Unless you have worked in property management many years you have no business acting as a property manager.
Don’t act as a general partner on your first deal. It is better to invest as a limited partner. You need to invest with an experienced general partner that handles and controls the deal.
9 units is not big enough. You want to invest in deals that are over 100 units. You typically only need 100,000 minimum to invest in these sorts of deals.
