Finding mice in an HVAC duct system

On a beautiful Sunday morning, before the warm Arizona sun came up, I arrived on location. It was quiet, a private water well was slowing pumping up the horses water in the coral, click, click, splash, splash. I hopped out of my car and looked at the home I would be working on for the next couple hours. Sun was just about ready to come up over the backside of the roof.

I could hear buzzing, like bees. I notices a tree around the backside of the house with a large number of bees swarming in it. I am allergic, had no epi-pen, but I know that if I'm calm, they're calm, we're good! so far.

As I enter the home, I have flashbacks of spring chores on the farm back in North Dakota. Cleaning out the grain bins you didn't quite finish last fall. The mice were in the grain and my nose would be just full of mold and mouse, must. It was horrendous, I don't know how I pushed through the inspection. Definitely MASK UP in a situation like this. Airborne diseases spread by mice can by fatal.

It was so quiet, out of town. I felt like I could hear the mice running around in the ductwork from one room to the next, one step behind me. If you have ductwork laying on the ground below your home, I suggest you do something to protect it from this! Thanks for listening to me vent.

Home Inspector Dan is a certified home inspector by the state of Arizona Board of Technical Registration, Arizona Department of Agriculture, and is a Certified Professional Inspector @ the International Association of Certified Home Inspectors. Training and working alongside industry leaders at InterNACHI and BPG Inspections has given me the education, resources, and experiences to help you buy your next home the right way.

Home Inspector Dan performs comprehensive visual inspections involving a home’s major visible, structural and mechanical systems for homeowners and prospective buyers. The items examined in a typical home inspection include the plumbing, electrical, heating and air conditioning systems, foundation, roof, exterior and interior structures and built-in appliances. The visual inspection culminates in a set of comprehensive, computer generated reports describing the condition of the items and systems inspected. Your digital report with photos will be delivered within 24 hours or less.

According to the National Pest Management Association International, termites cost $5 billion a year in treatments and damage throughout the United States. Because Arizona has a high population of termites, I provide termite inspections with every inspection. Licensing and continuing education through the Department of Agriculture of Arizona.

I inspect pool and spas for any defects, recommend upgrades, and test equipment. Remember, all underground plumbing needs a camera for inspection, a standard home inspection can not examine underground plumbing. Upgrade the inspection to use a sewer cam if the property is over about 20 years old.

I have an infrared camera that I use as I see necessary. I can provide specific thermal inspections alongside a home inspection. High quality moisture detectors can detect water 2 inches inside of a tile wall, IT"S AWESOME! On top of that, I am your HOME INSPECTOR FOR LIFE!
