If you are selling a home, you've likely signed a listing agreement with an agent. That listing agreement has a certain term, let's say 180 days. If the agent shows a few buyers the property the day before the agreement expires, there needs to be a way for that agent to get paid but obviously to also just be motivated to follow up with these leads if you hire another agent.

The protected list usually refers to a specific set of names that your current agent is entitled to send to you. If your prior agent converts that buyer and gets them to purchase your home within a certain period of time, you agree to pay them the commission rate stipulated in
your original listing agreement.
