Welcome to another episode of #WWFuquan, a behind-the-scenes walk-through series dedicated to showing the before, during, and after process of property restorations, providing you with insights into the work that goes into this arduous (yet rewarding) process.

In this episode, we get to see the progress since Fuquan’s last visit to the South Orange, NJ restoration project. With work still in the rough stages, and a plan to get the property on the market by September, some unforeseen challenges and expenses are causing delays.

In the 6 months since Fuquan bought the property, the challenges that caused delays include several weeks for architectural drawings and permits, having to fix the basement, and waiting for approval to make adjustments to the deck. Some of the expenses that have pushed the project over budget by $30,000 so far include replacing the exterior siding, pouring a new basement foundation, replacing the old steam radiators with HVAC, and creating new pavers for the backyard.

Aside from the challenges and extra expenses, most of the rough electrical, plumbing, and HVAC is ready for the rough inspection, after which the rest of the interior work can continue.

Fuquan tells us about the things we need to consider timewise when working on a project that requires drawings and permits, and how he’s able to get around some of the delays. Timing is crucial, and Fuquan hopes that by getting the property on the market in time and the increase in value from the many improvements that have been made will be worth the extra expenses.
