It's certainly possible to sell your house without a Realtor in Florida, and certainly without a traditional Realtor who charges you 6% in commission just to sell. As you can imagine, 6% in commission is typically the single largest closing cost line item for sellers.

The first step is to price your property correctly. That means looking at comparable sales, listings and in-contract listings in your area. If you live in a condo, this might be easy as you might be able to see comps for other units with a similar footprint as yours in the same building. Try to slightly under-price your competition as price is the single biggest marketing factor when it comes to selling your home. Since you'll be saving on broker commission, you might as well use those savings to slightly under-price your home vs the competition so that you can sell faster.

The second step is the take professional grade photography, and to get a 2D floorplan and a 3D tour done of your home. Too often, we see both FSBO sellers and even professional real estate agents use shoddy, unprofessional photos to market properties. Remember this is what your property is supposed to look like on its best day, so what are prospective buyers to think if they see a grainy, tilted, cluttered, dark first photo on your listing?

The third step is to make sure your home is properly marketed on your local MLS and all relevant 3rd party websites. Since only real estate agents are allowed to list properties on the MLS, you'll need to utilize a flat fee MLS listing service like Hauseit's Agent Assisted FSBO listing service.
