It's easy to rent out your house with an agent. First of all, you need to find someone you trust. Ideally this is someone you've worked with before, like your buyer's agent who helped you purchase the property in the first place.

If you're no longer living in the area, then you'll need to coordinate with your agent to ensure that he or she has access to your unit, including keys, key fobs etc. You'll also want to make sure he or she knows any specifics or interesting details about the property, or quirks to be on the lookout for.
You'll then want to sign a listing agreement with your agent's brokerage, this will typically be an exclusive listing agreement. In terms of broker fee, who pays it depends on local norms. For example, in NYC it's common for tenants to pay the broker fee for easier to rent apartments. For tougher to rent apartments and in other locales, oftentimes the landlord will be responsible for paying the broker fee.
You'll also want to make sure the apartment is ready and in showing condition. This means repairing obvious small things that you can pay a super to do, like fixing peeling paint. Avoid larger renovation projects as the buyer or tenant may not even like what you do.
