📍 San Diego County is a very unique area, because of its geography, it ranges from the beaches of the west, to the dry, desert area of the east.
The Greater Lakeside Area makes up a majority of the east with many hidden suburbs, and older parts of the county that are seeking development and renovations as well. The constant changes to Lakeside are nothing new if you look back on some of its rich transaction history.
So today we are changing things up a bit because of the uniqueness that The Greater Lakeside Area provides. Instead of covering one particular area or neighborhood, we will be discussing a few because these areas together are really what makes The Great Lakeside Area special from others.
EUC. HILLS
The first area being Eucalyptus Hills, which is a suburb in the eastern part of San Diego County. Most would think the most popular tree in the area would in fact be an eucalyptus right? Well not exactly, the area was previously called, “Ferry Ranch,” and actually has such a large transaction history between various men, women, and families, that it is almost hard to keep track of who it belonged to. The most important part is that the Ferry Ranch later split into two areas we know today, Eucalyptus Hills and Lakeside Farms.
In the early 20th century, Arthur W. Johnson and his wife Amber Ansler moved back to California from Oregon to continue working for the Spreckles Company. In 1912, he purchased the Ferry Ranch, where he converted it into a peach orchard. J. H. Hale Peaches was born and he became so successful that he was later nicknamed “Peach Johnson.”
So low and behold Eucalyptus Hills could really be named “Peach Hills,” or “Peach Farms.” However, suburban expansion has nixed the rural, small town feel, and now has become a suburb of its own.
DESCRIPTION OF EUC HILLS
Eucalyptus Hills is a small suburb with just over 6,000 people. The area has earned a high public school rating, a variety of homes, and landscape that encourages ownership of large animals, recreational vehicles, and lots of room to house boats, buggies, and so many more weekend warrior utilities.
HOUSING
The housing in Eucalyptus Hills has a great median home value in the 500,000’s, and also has great rental options starting at around $1,700 a month.

INTRO TO WINTER GARDENS
Now Lakeside has a very rich and folk-like history. Did you know that as you enter the Winter Gardens part of Lakeside from Woodside Avenue, there used to be rows of trees along the road called Cork Elms? These were planted on Arbor Day back in 1893. The El Cajon Land Company, the same company that bought the land for Lakeside, imported the trees all the way from Australia.
The growth over the road constructed a beautiful and shady archway as you entered the city of Lakeside. However, some bigger business companies wanted to rid the trees of the area so they could continue Gas and Electric construction.
In 1946, one lady named Flossie Beadle took it upon herself to protect these trees with her handy shotgun from being harmed or removed. In 1965, she also protected the Boathouse in Lakeside too. Although in the end the trees were all removed by 1967, her efforts did not go unrecognized. Beadle was awarded Lakeside’s Woman of the Year, and she even has a museum dedicated to her on Ashwood Street.
DESCRIPTION OF WINTER GARDENS
The area you entered from the rows of Cork Elms is now Winter Gardens. Winter Gardens is located off of the 67 north, you guessed it right, Winter Gardens Boulevard! Winter Gardens is technically the first community when entering into Lakeside.
Although Winter Gardens is fairly small, it is packed with a variety of homes, stores and businesses, and year around events for the community to enjoy.
HOUSING
The housing market in Winter Gardens is slightly different because it’s a bit denser of a suburb compared to Eucalyptus Hills. Home values start at just under 400,000 dollars and monthly rent is a bit cheaper starting at $1,200.
The Greater Lakeside Area has plenty of schooling options no matter the age of your students. You have options from Lakeside Farms Elementary, Lakeside Middle School, Winter Gardens Elementary, Eucalyptus Hills School, and so many more!
High Schoolers could head towards Santana High in the West, but most attend El Capitan High.
The campus is very unique where it actually has a full agricultural emphasis that most other high schools do not have to offer. The Vaqueros also have a very highly respected baseball/softball alumni that include Matt LaChappa, Delanie Gourley, Jeff Byrd, and most recently Kevin Ginkel.
