No. You do not need a real estate agent in order to buy a new home, nor any home for that matter. Home buyers are not required to have a Realtor or a buyer's agent in order to purchase a new construction home, or a re-sale property.
The reason that new development sales offices require you to sign in, and put the name of your buyer's agent if you have one, is because they tend to be more strict around only paying buyer's agents commission if it's properly documented that they are representing a buyer. However, you are totally free to not have a buyer's agent if you wish.
With that said, it makes no sense to waive your right to buyer agent representation, which the seller or developer is counting on, and has in effect already pre-paid for. If you waive your right to free buyer agent representation, the seller's agent simply gets to collect both sides of the real estate commission.
Why would you do that when you can do better than free, and get 2/3 of the buyer's broker's commission back at closing with a Hauseit Buyer Closing Credit?
