Quick highlights describing the real estate market in South Florida today:
- Vacation home sales continue to be a very strong trend and Florida remains a top spot for a second or vacation home.
- Massive increase of condo sales in Miami Dade county- 213% and 148% average increase in the Tri-county area- Dade, Broward and Palm Beach;
- Average sales price for single family residences reached a record high, $900,000 average in the Tri-county area of South Florida.
- Homes are selling faster 12 days average from listing to contract and 32 days for condos;
- Housing shortage increase – we now have 1.8 months of supply for single family homes and 3.2 months on average for the condo market.
- The biggest challenge today is with the appraisals catching up with the fast moving market. Appraisers take super long time to appraise the properties and in most cases produce reports that are not reflecting on the rapidly increasing home values. Most of the homes under contract where the buyers are obtaining financing are faced with inaccurate appraisals coming short in value, thus unable to obtain financing.
