LESSON----This home had an offer deadline a week after going on the MLS priced $975,000, over 100 people had seen it at the weekend open houses, no one made an offer.
I discussed with the sellers on a price reduction before the home was on the market too long, we discussed a small or large price reduction, they decided on a $100,000 deduction listening to my advice, a small reduction wouldn't have excited the the past buyers who had already seen it and it wouldn't bring in a whole new group of people who hadn't seen it before.
So, a new price of $875,000 went on th MLS, it was then non-stop calls, texts and emails from that point on, I had two offers right away Over the Original Asking Price of $975,000----The sellers accepted one of the offers with No Contingencies one day after changing the price.

There were still people showing up for the open house yesterday even though the home was Pending.

The lesson I teach my clients Sometimes if need be, you have to make a Price Adjustment Fast to find that Right Price Point to bring the whole market in to get Top Dollar, they will pay over asking price if the market value is there and you get them all into your home to see how nice your home is.

By the way, the offer accepted was from a buyer who had not seen it before the price was reduced.
